When does the Zoning/Land Use Committee meet?
The Land Use/Zoning Committee normally meets the third Monday of each month at 7:00 PM at the Wieuca Road Baptist Church in Room S-103. (Park in the Wieuca Road parking lot and enter the stairs down into the church offices area and take the first left corridor).  The agenda is available here.

Are meetings open to the public?
Yes, meetings are open to the public.  Please attend and make your voice heard.

 

What is the process if I am applying for a variance or rezoning?
Our committee is not able to provide legal or other official advice on the measures necessary to apply for a variance or for rezoning or subdivision of property.  It is the applicant's responsibility to investigate all applicable procedures and requirements and determine how to proceed.

However, in general, you should first submit your application to the city.  Typically, you should then see that your application is thereafter presented to the appropriate neighborhood organization, following which it usually goes to the applicable NPU and/or other entity involved.   After you contact our committee and present your application to us, we usually will meet with you to conduct a site visit and review the application in greater detail.  

Is there a deadline for submitting my application to the NBCA Land Use/Zoning Committee?

In order to allow sufficient time for consideration of your application, it must be submitted seven (7) days in advance of our scheduled meeting.  The Land Use/Zoning Committee will not consider applications which are submitted less than one week before the next scheduled meeting.

 

Can I meet with the Committee before submitting my application?
Yes, the Committee welcomes pre-application discussions.  Please contact our chair, Walda Lavroff, if you would like to informally present your plans prior to making a formal application for a variance, subdivision or rezoning.

 

Does the NBCA Land Use/Zoning Committee have the final say over what can be built?
No, at the beginning of each meeting the Chair makes the following statement:  

"On behalf of NBCA, our Committee reviews and renders recommendations to applications referred to us by the City Bureau of Planning, and/or NPU-B. 

We act as a recommending body to NPU-B and to the Bureau of Planning.  We also provide reports to the Board of Zoning Adjustment (BZA), the Zoning Review Board (ZRB), the Subdivision Review Board and other authorizing bodies as the issues may require. 

Our primary function in the permitting process is to provide neighborhood perspective to applications.  We invite the participation of residents of the area and we include that in our reports and recommendations."

 

I have a problem with my sewer service or with water runoff.  Can the Land Use/Zoning Committee help me?
No, these problems do not fall within the scope of the Committee. The Committee deals only with issues relating to zoning and permitted land use development.  Please consult the NBCA main site or the City of Atlanta for further information.

There are several ways for you to stay abreast of changes in the bustling North Buckhead area:
  • Get involved!  Know your neighbors and participate in the many volunteer activities that are ongoing in North Buckhead!
  • Join the North Buckhead Civic Association.  The membership form is available online.
  • Sign up for the NBCA mailing list.  Over 1,000 subscribers receive email notices of upcoming events.
  • Read the NBCA Newsletter.
  • The Land Use/Zoning Committee posts signs prominently outside of properties which will be considered at the next meeting.
